People who acquired and developed portions of disputed land at Borteyman in the Greater Accra Region have been asked to submit their title documents within 30 days following a Supreme Court ruling in favour of Sino Africa Development Company Limited.

According to a report by Adom Online, the company issued a public notice dated October 8, 2026, asking people who acquired interests in the affected land before June 3, 2026, and have since developed the property to contact the company or its solicitors to clarify how the judgment affects their acquisitions.
The notice also cautioned prospective buyers against purchasing, leasing or accepting grants of portions of the disputed land from five defendants in the case or people claiming through them.
The development is particularly relevant to Ghanaians living abroad who are considering buying land or building homes in Ghana and may not be able to inspect every transaction personally.
What the Supreme Court ruling says
The dispute concerns two parcels of land at Borteyman, also known as Nungua Farms, in the Tema area, covering a combined area of approximately 328.877 acres.
Adom Online reported that the Supreme Court, on June 3, 2026, overturned a majority decision of the Court of Appeal delivered on March 27, 2025, in Civil Appeal No. J4/44/2025.
According to the public notice, the Supreme Court declared title to the land in favour of Sino Africa Development Company Limited, subject to an exception concerning a parcel claimed by Royal Bell Investments Limited and Terraform Development Limited.
The company’s right to recover possession is also subject to the possessory rights of those two firms.
Sino Africa said the court had restrained the five other defendants, and anyone claiming through them, from interfering with the land declared in the company’s favour.
The notice therefore urges prospective purchasers and other interested parties to exercise caution when considering transactions involving the affected land.
What the 30-day notice means for existing buyers
People who acquired interests in the land before June 3, 2026, and subsequently developed it have been asked to provide copies of their title documents within the specified 30-day period.
The purpose, according to the report, is to clarify how the Supreme Court judgment affects those earlier acquisitions.
The company also indicated that a certified true copy of the judgment and a site plan would be available for inspection at its solicitors’ offices during normal working hours.
Anyone who believes their property may fall within the affected area should obtain independent legal advice and verify the exact boundaries and legal status of their land before taking further action.
The notice should not be interpreted as proof that every property in Borteyman is disputed. The reported case concerns specified parcels of land, and individual property interests need to be assessed against the judgment and relevant land records.
Advice for Ghanaian diaspora land buyers
Buying land from abroad can involve additional risks when purchasers depend on intermediaries, online listings or documents they have not independently verified.
Before paying for land, buyers should arrange a formal search with the appropriate land authorities, verify the seller’s authority to transfer the property, review the site plan and obtain advice from a qualified Ghanaian property lawyer.
A receipt or allocation note alone should not be treated as conclusive proof of ownership. Buyers should also check for competing claims, litigation and inconsistencies in the property’s documentation.
Ghanaians abroad planning to invest in Accra, Tema, East Legon Hills or other developing areas should conduct due diligence before transferring money or beginning construction.
